PXS can purchase a property within one week following acceptance.
The following is a typical step by step guide to the PXS solution. Please roll over the lillies for detailed descriptions of the process:
STEP 1
PXS are notified using the standard form
STEP 2
Two estate agents and/or surveyors inspect the property within 48 hours of instruction and submit their report on the property’s valuation and condition within a further 24 hours. Please note that some estate agents can be unrealistically optimistic about property values. PXS base their figures on what price can actually be achieved on the open market. This figure may be different from that advised by estate agents.
STEP 3
PXS will conduct careful research to establish the value of your client’s home. We will take into consideration the valuations received along with comparable evidence of recent sales and the prevailing market conditions in order to provide the best price possible. Subject to structural condition and the valuations being consistent, PXS will make an offer within a further 24 hours.
STEP 4
If the PXS offer is rejected, and any subsequent negotiations fail, the file is closed.
STEP 5
When the offer is accepted, PXS will need to conduct a survey to check condition and value (if this has not already been carried out).
STEP 6
If the survey is satisfactory, PXS will begin marketing the property for sale.
STEP 7
PXS provide the agreed purchase monies to coincide with the purchase of the new home. All subject to our solicitors being satisfied with the title of the property.
